Valuation Services

A report for every decision that depends on value.

Market value appraisal

Whether you are buying, selling or refinancing, an accurate market valuation protects your interests. We apply Philippine Valuation Standards to residential, commercial and agricultural property.

Bank loan & refinancing

Collateral valuations to support mortgage applications, refinancing and credit reviews. Confirm with your bank whether it requires an accredited appraiser.

Estate & tax valuation

BIR estate tax, estate settlements and corporate asset declarations need solid documentation. Our certified reports provide the grounding agencies and banks expect.

Highest & best use analysis

Land priced as raw agriculture today may have far greater potential. We analyze zoning, regional trends and infrastructure to find the most profitable legal use before development begins.

Corporate & financial reporting

Portfolio valuations for balance sheets, audits, mergers, capital raising and internal decision-making.

Pre-listing & pre-purchase advice

An independent opinion of value before you set an asking price or make an offer, from a professional who also negotiates deals.

Methodology

Three approaches, reconciled into one figure.

Each approach tests value from a different angle. The final opinion of value explains how they were weighed, which is what makes a report defensible when it is questioned.

Discuss your valuation
I

Sales comparison approach

Recent sales and listings of similar properties, adjusted for location, size, shape, frontage, improvements and timing. The primary method for homes and lots.

II

Cost approach

Land value plus the current cost to replace the improvements, less depreciation. Useful for special-purpose buildings and new construction.

III

Income approach

Net operating income capitalized into value. Essential for rental, commercial and hospitality assets such as condotel units.

Questions

Valuation FAQ

What is the difference between zonal value, assessed value and market value?
Zonal value is set by the BIR for tax purposes. Assessed value is set by the local assessor for real property tax. Market value is the most probable price in an open, arm's-length sale, and it is what an appraisal estimates. The three often differ significantly.
How long does an appraisal take?
Turnaround depends on the property type, its location, the purpose of the report and how quickly documents are available. We confirm the timeline in your engagement letter before work begins.
Will my bank accept your report?
Reports are signed by a PRC-licensed appraiser and prepared under Philippine Valuation Standards. Some banks only accept appraisers from their own accredited list, so please confirm with your lender and we will advise on the best route.
Is my information kept confidential?
Yes. Reports are released only to you and the intended users named in the engagement, and personal data is handled under the Data Privacy Act of 2012. See our Privacy Notice.
