Bank foreclosed properties, acquired with confidence.

Commercial, residential and agricultural properties, with selected assets priced up to 40% below market value. We shortlist, verify and negotiate with the bank on your behalf.

Why Bank-Acquired Assets

Motivated sellers, verifiable titles, real discounts.

Banks are lenders, not landlords. Acquired assets cost them money to hold, so they price to move, which creates opportunities for prepared buyers.

Below-market pricing

Selected properties are offered up to 40% below current market value.

Titles in the bank's name

Consolidated titles make ownership straightforward to verify before you commit.

Every asset class

Homes, commercial spaces and large agricultural parcels across the Philippines.

Built-in equity

Ideal for fix-and-flip strategies or long-term, high-yield rentals.

Start with the masterlist
  1. 01

    Masterlist & brief

We share the current bank inventory and filter it against your budget, location and intended use.

  2. 02

    Site inspection & valuation

Shortlisted properties are inspected, and our valuation team gives you an independent view of market value.

  3. 03

    Verification

Title, occupancy status, unpaid taxes and association dues are checked so there are no hidden costs.

  4. 04

    Offer & negotiation

We prepare your offer or bid under the bank's rules and negotiate price and payment terms on your behalf.

Know before you buy

Foreclosed assets reward preparation. These are the points we examine with every client before an offer is made.

  • As-is, where-is. Properties are usually sold in their current condition, so inspection and repair budgets matter.
  • Occupancy. Some properties may still be occupied; we confirm status and what the bank will handle.
  • Taxes and dues. Who shoulders unpaid real property tax and association dues differs by bank and by deal.
  • Payment terms. Cash, installment and bank financing options vary, as do deposit and forfeiture rules.

Questions

Foreclosure FAQ

Why are foreclosed properties cheaper?
Banks want to recover their loan and stop carrying the costs of holding property. Pricing reflects that motivation, the as-is condition and the bank's own internal valuation, which is why selected assets can sell well below market.
Can I finance a foreclosed property?
Often yes. Many banks offer in-house financing or installment terms on their acquired assets. Terms differ per bank and per property, and we lay them out side by side before you decide.
Is the title clean?
Bank-acquired properties are typically consolidated in the bank's name, which simplifies verification. We still obtain a certified true copy and review annotations on every property before you make an offer.
How quickly do I need to act?
Good inventory moves fast. Having your budget, financing route and documents ready before you view is the single biggest advantage, and we help you prepare all three.
